All of our bedrooms are located in the modern attached wing of the original Georgian house dating back to 1632. This has been converted to house 8 contemporary boutique style ensuite double bedrooms, 1 twin room and 4 deluxe rooms, allowing us to offer high quality accommodation to our guests.
All of our rooms come with 100% Egyptian cotton bed linen, luxury Duck island toiletries, mini fridges, free WIFI and flat screen TVs.
Most rooms have views of the Limpley Stoke Valley, garden and surrounding countryside.
Lift access can be taken from reception to each floor of rooms allowing disabled access.
Please note that our policy has changed! We now require a 50% deposit of your total stay tariff which will be processed once the booking is made. The remaining 50% will be processed upon check out. If you cancel your booking as per our cancellation policy, a full refund will be processed within 24 hours.
All rooms are double or double for single occupancy and are inclusive of VAT.
Room only rates are available and our breakfast is charged at £12.50 for fully cooked breakfast or £7.50 for continental.
Each room will have views of the gardens or front terrace and valley.
There will be a £50 key charge if room key is lost or stolen.
There will be no cancellation charge if a booking is cancelled by 12.00pm two days before the date of arrival. If the booking is cancelled later, or in the case of a no show, the first nights stay will be charged.
Checking in is from 2pm.
Checking out is by 11am.

Booked the Waterhouse as we had a gig in Bath and wanted somewhere nice to stay so I found this gem of a hotel. Everything about out stay was pretty perfect from start to finish. We had room 2 (Shannon) which was beautifully decorated, not over the top so you feel awkward but comfortable and charming with a stunning view. We were given a very warm welcome and were made to feel right at home from the start. We have now visited Waterhouse...not quite in the centre of Bath but for good reason, as views like these are not available in the centre and they really are breathtaking...not a bad word to say about anything, the staff are available for your every need and we certainly will be going back on a regular basis. Had an amazing 2 night stay at the waterhouse. The hospitality from Stephen & timar was out-standing, you made us feel so welcome & really couldn't do enough to make our stay so enjoyable. The room (No11) was OMG beautiful such a huge comfortable bed, clean & such a fantastic view of the vally. The food is out of this world, hats off to the amazing chefs catered to out every need, the chef even did a little art with the food to say happy birthday to my partner on the morning of his birthday (thank you) Overall an amazing rememberal stay & a 5 star rating from us. My wife and I spent two exceptional nights for our 30th anniversary in May at this superb hotel. The hotel is in a prime location amongst rambling countryside with great views. The staff could not do too much for you and were always friendly and helpful.The hotel was exceptionally clean and the rooms are tastefully decorated with very comfortable beds. Our decision to stay at the Waterhouse was a bit spontaneous but we were more than pleasantly surprised. We only spent one night for a quick visit to Bath; however, it turns out this Inn is a perfect "get-away" location and we wished we could have stayed longer. The picturesque countryside location (just outside Bath) sets the scene for a quiet retreat. The rooms were very clean and comfortable with great ensuites. The dining is fabulous.
